Major projects can simply take time. All the preliminary work is now complete, the approval for our impressive residential tower is being prepared and we will start to build the Marina Tower after winter. The construction will take about two years but we never-the-less recommend that you get in touch with us right away about your new apartment.
From now. The Marina Tower will be an exemplary building for Vienna. In terms of its location, its fittings and furnishings, its environment and the standard of living. In other words, in terms of everything it has to offer. We are constructing over 500 state-of-the-art rental and owner-occupied apartments. The Tower will have its own gym and spa area, its own nursery, lots of green space with large areas for leisure and relaxation, plenty of shops, cafés and restaurants, its own medical centre, perfect connections to public transport, a sophisticated car-sharing scheme, charging points for electric cars and e-bikes, underground parking inside the Tower and much more. On top of all that: just imagine the fantastic views over Vienna and the Danube.
Simply compare it for yourself. The location. The environment. The standard of living. You will be living almost in the centre of Vienna, in the midst of greenery and right by the water. These are all great plus points, and we are investing some €200 million in offering them. The Marina Tower is unique, unmistakeable. The ‘Marina Deck’, a kind of large, wide bridge stretching to the Handelskai, directly connects the Marina Tower to the right bank of the Danube. This will be a green boulevard and very special oasis of wellbeing with cafés, restaurants and shops. The ‘Marina Deck’ also takes you straight to the Vienna Marina.

In the case of the rental apartments, the net costs per m2 will be about €12. The prices for the owner-occupied apartments start at €3,500 per m2 and go up to about €6,800 per m2 on the upper floors. Only the penthouse apartments at the very top will cost about €9,000 per m2. The size of the apartments ranges from 45 m2 to 310 m2, so you can be sure to find your perfect home here. The basic fixtures and fittings are all state of the art and you can naturally have a major say in the detailed ones. As such, we once again urge you to contact us as soon as possible.
No other city in the world offers such a high standard of living as Vienna. It is therefore growing extremely quickly and will continue to do so over the coming years. Vienna urgently needs new, high-quality homes. Following intensive discussions with political representatives, we took the joint decision to use this perfect location to build an exemplary residential project with over 500 rental and owner-occupied apartments instead of an office tower. This will also provide a huge boost to urban development in the Leopoldstadt district along the Danube. Instead of anonymous office towers, the buildings being constructed are fantastic apartments embedded in a green environment with a high standard of living. The people living in the Marina Tower will therefore be able to enjoy the abundance of services offered in the immediate area.
The high standard of living in Vienna is in part attributable to the outstanding public transport. The ‘Donaumarina’ underground station for Line U2 is located just a stone’s throw from the Marina Tower, enabling you to get to the centre in a matter of minutes. You can reach the marina by foot via the ‘Marina Deck’. The perfect connection to the underground network also gives you quick access to the railway stations and airport. The Handelskai furthermore runs along the right bank of the Danube as one of Vienna’s longest roads (measuring some 8.5 kilometres). This ensures excellent access to the Marina Tower by car and plenty of parking spaces will be available, either directly in the Tower’s very own underground car park or in the immediate vicinity. Of course, if you prefer to get around by bike, e-bike or electric car, facilities are naturally also being provided for these.
We assume so, yes. The City of Vienna and Austrian Federal Railways (ÖBB) are working hard to expand the S-Bahn (local train) lines. They have professed the aim of completing the Vienna high-speed rail loop in the next few years and finally extending the S45 to the airport. This is a major project, a great opportunity and an exciting challenge.
It will not happen overnight, but the sooner it does, the better. According to the latest forecasts, some two million people will live in Vienna in 2030. By then at the latest, the perfectly expanded public transport network will be the city’s pulsating lifeline. The local railway line along the Handelskai, with a ‘Donaumarina’ station, will be a central part of this. And this will only be a stone’s throw from the Marina Tower.
Let us put it this way: the levels of desire and interest are huge. To be honest, if everyone who has shown interest were to purchase or rent an apartment, we would have filled the apartments more than three times over. There is an extensive list of interested parties, which also shows how great a desire there is for high-quality living space in an impressive location. The Marina Tower is an exemplary project for the future of urban development. This explains why the demand for homes here is already so high, even today.
Yes, the City of Vienna, and in particular the district of Leopoldstadt of course, is closely involved in the development. It would be impossible to realise a project like this without the City of Vienna’s support. A kind of urban development agreement has been entered into with the City of Vienna with regard to the construction and maintenance of the ‘Marina Deck’, which will also grant the public direct access to the water. Everyone involved is extremely committed to creating additional living space, further increasing the standard of living along the river and providing direct access to the Blue Danube. The Marina Tower will assure precisely these aspects.
You can’t make an omelette without breaking eggs. Any form of construction naturally creates a certain amount of noise. Unfortunately, this is impossible to avoid, even if we do everything possible to turn down the volume of this undesirable soundtrack. On the other hand, lots of people will work on the construction site, which will provide many new jobs. This is an important and positive aspect. With regard to the traffic: the Marina Tower’s main entrance will be located on Wehlistraße. In future, most deliveries will be made via the entrance at Handelskai 346, below the Marina Deck. The location of the car park entrance and exit has also already been decided and will be on Simon-Wiesenthal-Gasse.
In the first phase, the Marina Tower will not have its own hotel. Demand exists for serviced apartments and a concierge service but no final decision has yet been taken on the extent to which these will be provided.
Sustainability is extremely high up on our list of priorities. We use all resources conservatively and in an environmentally-friendly manner, keep a close eye on energy efficiency and energy recovery and want to create social and healthy places to live. This is the first thing. Secondly, we are giving great consideration to the use of geothermal energy. This is the heat that is stored in the Earth’s crust, which can be used for heating, cooling and even the generation of electricity. As you can see, we also want to set a clear example in this extremely important area.
Rome wasn’t built in a day but several specific ideas and concepts naturally already exist and we are intensively exchanging ideas with the City of Vienna. We have made it our aim to regenerate the right bank of the Danube and make it accessible for all those who live in Vienna as well as the many visitors and guests. We openly admit that a fair bit more water will flow down the Danube before these plans are realised.
